Where office projects succeed or fail

Fit-out density is the challenge. Data and communications infrastructure, HVAC zoning, lighting control and acoustic separation all compete for the same ceiling space, and the coordination has to be resolved before installation rather than during it.

Public administration buildings carry requirements a private office does not: public access and accessibility, security separation between public and staff areas, records storage and, increasingly, resilience so the building can function during an emergency.

Many of these projects are renovations of occupied buildings, phased so staff can keep working. That constrains sequencing, noise and system shutdowns in ways new construction does not.
