Gray Construction Services has completed 17 restaurant and retail projects worth roughly $16 million.
The work includes two Southern Pig & Cattle Co. restaurants, the $3.4 million Rainbow Springs Express convenience store and fuel canopy in Ocala, the Tower Center retail shell in Gainesville, auto parts and dealership work, Dollar General stores in Jasper and Fort White, and a range of interior build-outs for independent operators.
Retail and restaurant construction runs on a different clock to institutional work. The owner is usually paying rent or losing revenue until the doors open.
Speed, and the things that slow it down
Opening date is the governing constraint. Franchise agreements, lease commencement and seasonal trade all attach real money to the schedule, so sequencing and long-lead procurement matter disproportionately.
Kitchen and fuel systems are the specialist scopes. Commercial kitchens bring hoods, grease interposition, gas and refrigeration; fuel canopies bring tanks, dispensers, vapour recovery and the permitting that attaches to all of it. These drive both the programme and the inspection sequence.
Brand standards and landlord criteria arrive as fixed documents. A franchise prototype or a landlord's design criteria has to be satisfied at handover, which makes early clarification of who approves what worth the time it takes.
How this work is procured
